Nestled like a gem among the hills of Marsciano, within a fully fenced park, Villa Demetra is the perfect haven for those seeking elegance, wide-open spaces and an oasis of tranquillity.
The main house itself ushers you into the ground floor with its wide entranceway, bar area and immense reception room, exquisitely furnished and boasting a fireplace of travertine marble. The reception room is flanked by a professional kitchen, fully equipped with grills and an oven for baking. There are four bathrooms located on the ground floor.
Our property is eco-friendly, powered largely by clean, renewable energy thanks to the use of solar panels for heating, air-conditioning and hot water.
The SPA
In a wing dedicated entirely to your well-being, you will find a fabulous private SPA featuring a heated mini-pool, Turkish bath, Finnish sauna, experiential shower, aromatherapy, chromotherapy, and even a herbal tea area. The spa also offers a bathroom with changing facilities.
You can make a booking to enjoy massages and treatments to rejuvenate body and mind.
The suites
On the upper floors, accessed from the outside by a convenient brick staircase or from the inside via a lift, three sophisticated suites offer every comfort.
The Fiaccola, on the first floor, consists of two double bedrooms: one with a hearth, the other with an en-suite bathroom. Further up, on the second floor, you can find the Calato and the Papavero: each offering a double bedroom with en-suite bathroom.
All three also feature a kitchen area and sofa bed.
The guesthouses
Outside, but not too far from the main building, are the two guesthouses: the perfect solution for those seeking more space and independence.
The Narciso is charming and romantic, ideal for a couple’s break: it includes a double bedroom featuring a hot tub, a sauna and a Turkish bath shower, as well as a living room and kitchen area.
The spacious and sophisticated Granaio is defined by shades of white: it consists of two en-suite bedrooms and the option to add additional beds, plus a living room with kitchen area.

The venue is capable of hosting up to 24 people: its various parts form a single accommodation complex but also offer the possibility of individual experiences, so that everyone can enjoy their privacy.
This makes it the ideal option for anyone seeking a convivial atmosphere without sacrificing personal space. By booking the whole venue for your exclusive use, every area — including the park, the swimming pool and the wellness centre — will be at your complete disposal: the perfect solution for large families and friend groups. If, on the other hand, you’re looking for a more intimate break, as a couple or in a small group, you can choose one of our suites or external guesthouses.
